About roof surveys in Hertfordshire

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey clay and concrete tiles, lead flashings and the roof space, and people most frequently book us about blocked, sagging or leaking gutters and loose ridge or hip tiles.

Every roof is different; as a rough guide, the survey takes about one to two hours for a house; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Local landmarks in Watford

In Watford, that means homes and buildings near The Estcourt Arms, Watford St John's Church of England Primary School and Church of St Andrew and the streets around them. You will also find Cassiobury Park (0.8 miles west) and The Watford UTC (0.5 miles east). There is a railway station in Watford itself: Watford Junction station. Other landmarks nearby include Hilfield Castle (2.8 miles east) and Charter Place (0.5 miles south). Open spaces near Watford include Harrow Weald Common.

Roofs, chimneys and gutters across Hertfordshire

Across Hertfordshire, we survey roofs for owners, landlords and agents, from Watford, Hemel Hempstead and Stevenage to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in Hertfordshire are part of that picture.

Watford: Anyone responsible for a site like Watford St John's Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If your house is among the older ones in the streets near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

We survey roofs for landlords and agents as well as householders. A report with photographs gives you a clear record of the roof.

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot.

Before you book any surveyor

  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • What they will not be able to tell you
  • Which viewpoints they use to see the roof

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Keep the report with your property records
  • Stay off ladders and the roof
  • Clear the loft hatch area before we arrive
  • Keep a record of damp patches and dates

File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.

Do not block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Common roof problems in Hertfordshire

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

It is worth booking a survey if you’ve seen:

  • Slates or tiles that have slipped or broken
  • Blocked, sagging or leaking gutters
  • Water stains on rafters and ceiling joists
  • Leaning or weathered chimney stacks

Your questions about roof surveys in Hertfordshire

Can you tell me how long my roof will last?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

How long does a roof survey take?

On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
