Roof surveys in SG5

How a roof survey works in SG5

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, clay and concrete tiles and flat roofs, and the problems we’re asked to look at most are crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for most houses, and longer for a large or complex roof.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Roof surveys across SG5: local notes

Across SG5, we survey roofs for owners, landlords and agents, from Hitchin, Stotfold and Benslow to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, SG5 included. Visits run on weekdays and at weekends.

Stotfold: With Hinxworth Place about 2.4 miles north-east, the area around Stotfold has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. For landlords with property near Arlesey station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What to tell us when you contact us

What helps most when you contact us:

  • What made you get in touch
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from ground level or a window

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand
  • Stay off ladders and the roof
  • Check the roof from the ground after storms

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Why get it checked now?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.

What to check before booking

  • Their track record with similar roofs
  • Their report turnaround times
  • What the report includes, and whether it has photos
  • What happens after the report arrives

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

FAQs for SG5

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long does a roof survey take?

Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when you book.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
