Roof Survey in Pirton
A roof condition survey for homes and buildings across Pirton, using drones and thermal imaging where it applies. Call or email for a price.
- Blocked, sagging or leaking gutters
- Valley linings that have cracked or split

Leave it or get it looked at?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. For older village homes like those around Pirton, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.

About our roof survey in Pirton
We inspect what can safely be seen: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. If you are worried about condensation or damp timbers in the loft and flashings that have come away from the wall, we can find out what’s behind it, whatever the roof.
Somewhere as small as Pirton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

When you need someone else
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- The condition of the rest of the building (that is a RICS home survey)
- A promise that the roof won’t leak in future
- What’s under the slates, tiles or felt
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
What we check
- Natural slate
- Clay and concrete tiles
- Lead flashings
- The roof space
- Ridges, hips and valleys
- Flat roofs
- Chimney stacks
How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. Somewhere like Pirton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
How to prepare
- Find any records of previous roof work

How we price roof surveys
Prices always include VAT. What changes the price is:
- Whether it’s a home or a commercial building
- The size of the roof
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
Getting in touch
Getting the details right at the start saves time. Please include:
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
- What made you get in touch
- Photos of the roof, taken safely from ground level or a window
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.
Different roofs, different checks
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Roof surveys in Pirton: local notes
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings such as Pirton School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Hitchin station may find that the gap between tenancies is a good time to have the roof looked at.
Pirton is about 3 miles north-west of Hitchin, in Hertfordshire. We survey roofs in Pirton and the surrounding area as part of our work across London and the South East. Our Hertfordshire coverage includes Pirton. Milton Keynes is in our area too.

Do you need a roof survey in Pirton?
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.
People usually book a survey when they’ve noticed one of these:
- Gaps in the roof where coverings have gone
- Cracked mortar along the ridge
- Gutters that overflow in heavy rain
- Worn or blocked valleys
Take an older house close to Church of St Mary (Church of England): the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Is VAT included in the price?
- Whether the inside of the roof is included
- Whether they hold professional indemnity and public liability insurance
FAQs for Pirton
Does a conservation area affect roof work in Pirton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Pirton?
Yes. Pirton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you survey in bad weather?
Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
What’s the best way to book?
The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof. We survey on any day of the week.
