FAQs for Hatfield

I let a flat near Hatfield station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Are flat-roofed garages and porches in Hatfield worth including?

Yes, if you’d like it included, mention it when you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How long does a roof survey take?

On site, it typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How a roof survey works in Hatfield

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed slates or tiles that have slipped or broken and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it.

Hatfield mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Leave it or get it looked at?

Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Roof faults found early can be planned for, while one found after water comes through usually has to be dealt with in a hurry, in Hatfield as anywhere.

Every price we give includes VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we’re asked to look at in Hatfield

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.

A survey can pick up problems such as:

  • Condensation or damp timbers in the loft
  • Loose chimney pots
  • Gaps in the roof where coverings have gone
  • Ponding, splits or blisters on flat roofs

If you live in an older home near Church of St Luke, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What insurance they carry
  • Their report turnaround times

What a good roof survey covers

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. A typical visit in Hatfield begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there is safe access.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed

Advice

Different roofs, different checks

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Roof surveys in Hatfield: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Hatfield is one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

With Hatfield House about 1 mile east, the area around Hatfield has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you look after a building like Bishop's Hatfield Girls' School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Landlords, agents and block managers in Hatfield

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
