Roof surveys across AL9: what to expect

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey the roof space, flat roofs and natural slate, and common reasons people get in touch are condensation or damp timbers in the loft and debris building up in roof valleys.

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours at most homes, or half a day or so for a commercial building.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across AL9

In AL9, our roof surveys work takes in owners, landlords and managing agents, in Hatfield, Hatfield Hyde and Welham Green and well beyond. Each report sets out what was seen, with photographs and recommendations.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, AL9 included. Visits run on weekdays and at weekends.

Welham Green: If you own a rental within reach of Welham Green station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.

Common roof problems in AL9

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Common reasons to book include:

  • Cracked mortar along the ridge
  • Crumbling chimney pointing or cracked flaunching
  • Slates or tiles that have slipped or broken
  • Water stains on rafters and ceiling joists

Landlord and commercial surveys in AL9

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Before and after the survey

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Photograph stains when they appear
  • Include dormers, porches and garages as you book
  • Move stored items away from the loft hatch
  • Mention any damp patches as you book

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

AL9 questions

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Do you cover AL9 for roof surveys?

Yes, we do. We carry out roof surveys in AL9.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
