Roof survey in West End, Hertfordshire
Roof surveys in West End, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Ridge tiles that have lifted or moved
- Slates or tiles that have slipped or broken
- Cracked or blistered flat roof coverings
Roof surveys for homes and businesses in West End
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. If you’ve noticed slates or tiles that have slipped or broken and blocked, sagging or leaking gutters, we can find out what’s behind it, on ridges, hips and valleys, clay and concrete tiles and the roof space alike.
Some older homes in villages like West End are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take an hour or two for most houses; commercial roofs usually need 3–4 hours. Around West End, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent

Common questions in West End
Does a conservation area affect roof work in West End?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like West End?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you go up on the roof?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
How long does the visit take?
It normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
What we look for on each type of roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Look for debris in the garden after high winds
- Clear the loft hatch area before we arrive
- Keep the report with your property records
- Ask about a flat roof on an extension or garage too
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

West End homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Hatfield House, about 1.7 miles west, is one of the historic houses in the wider area around West End. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Homes near green spaces such as Brookmans Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For landlords with property near Hatfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
West End is about 3 miles east of Hatfield, in Hertfordshire. We carry out roof surveys for householders, landlords and businesses in West End and the surrounding area. West End is one of the towns and villages in Hertfordshire where we work. London is in our area too.

What affects the cost of roof surveys
All our prices include VAT. What changes the price is:
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
- Which survey package you book
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to let us know:
- What kind of property and roof it is
- Any photos you have, taken from ground level or a window
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.
Leave it or get it looked at?
By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
