Roofs, chimneys and gutters in Little Berkhamsted

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

About our roof survey in Little Berkhamsted

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on any day of the week, so it is easy to find a day that suits. We survey lead flashings, flat roofs and natural slate, and the problems we are asked to look at most are ridge tiles that have lifted or moved and standing water on a flat roof.

Somewhere as small as Little Berkhamsted, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Little Berkhamsted, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Make sure the loft hatch can be reached
  • Agree roof access with the managing agent if it’s shared

Little Berkhamsted: your questions answered

Can a landlord with a rental near Bayford station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.

Will you come out to Little Berkhamsted?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we will explain what’s needed.

What if it rains on the day?

Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

How we price roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether it’s a home or a commercial building
  • The number of roofs, including extensions and garages
  • Roof area
  • The package you choose: Basic, Standard or Premium

For a price for your roof in Little Berkhamsted, phone 07833 053749 or send us an email with the address and a few details. We will confirm the figure before booking.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you are working to, such as exchange

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or email us.

When to book a survey in Little Berkhamsted

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

These are some of the problems a survey can pick up:

  • Worn lead at chimneys and abutments
  • Loose ridge or hip tiles
  • Valley linings that have cracked or split
  • Leaning or weathered chimney stacks

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking any roof surveyor

  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • Their report turnaround times
  • Whether the loft is part of the inspection

What’s in a roof survey

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Photograph stains when they appear
  • Do not climb onto the roof yourself
  • Check the roof from the ground after storms
  • Let us know about any leaks or stains you’ve seen

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What a roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof won’t leak in future
  • A full building survey of the property
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
