Pre-purchase roof survey in West End, Hertfordshire
We carry out pre-purchase roof surveys in West End and the rest of Hertfordshire. We survey seven days a week.
- Gaps where slates or tiles have come loose
- Blistered or split felt on a flat roof
- Gutters that overflow or drip at the joints
How it works
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. Rural addresses near West End can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We check the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- Let us know about any leaks, stains or damp patches you know of

Advice
Pre-purchase roof survey in West End: what you get
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. We survey lead flashings and valleys, gutters and downpipes and natural slate, and people most frequently book us about old water stains in the roof space and lead that has worked loose at a wall or chimney.
Being in a small place like West End makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Common roof problems in West End
Gutter problems frequently look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Things that often lead to a survey include:
- Roof slopes that look uneven or sagging
- Worn or lifted lead flashings
- Slates or tiles that have slipped or gone
- Old water stains in the roof space
Landlords with a home close to Hatfield station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.
Questions to ask before you book

Pre-purchase roof surveys around West End
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around West End has a long history of building, with Hatfield House about 1.7 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
West End is about 3 miles east of Hatfield, in Hertfordshire. Anywhere in West End, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hertfordshire coverage includes West End and the places around it. London is in our area too.
We survey roofs across the AL9 postcode area for pre-purchase roof surveys. If you’re just outside West End, we cover Essendon (1 mile east), Hatfield Hyde (2 miles north-west), Little Berkhamsted (2 miles east), Letty Green (2 miles north-east) and Bell Bar (2 miles south). We also work in nearby towns like Watford (12 miles south-west), Hemel Hempstead (12 miles west), Stevenage (10 miles north), St Albans (7 miles west), Welwyn Garden City (3 miles north) and Harpenden (9 miles north-west).
Local landmarks in West End
Typical jobs here are in homes near Brookmans Park, The Candlestick pub and Onslow St Audrey's School, among other places. The nearest railway station is Hatfield station, roughly 2 miles west of the centre. Other landmarks nearby include The Bunker at Hatfield Police Station (2.9 miles west) and Howard Centre (3.1 miles north-west). Green spaces nearby include Gobions Wood.
DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What else we do in West End
How the survey changes by roof type
Chimney stacks
Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
FAQs for West End
Will you come out to West End?
Yes, West End is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in West End is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long does the survey visit take?
On site, it usually takes about one to two hours at most homes, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
When is the best time to have the roof checked when buying?
Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What we can’t see
It helps to know what a survey will not do before you book:
- Faults hidden behind ceilings, boards or coverings
- Asbestos testing of any kind
- A valuation or a promise of a lower price
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.
