- The condition of the rest of the house (that is a RICS home survey)
- Whether timbers meet design loads

Pre-purchase roof survey in East End Green: what you get
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed damp timbers or stains in the loft and gaps where slates or tiles have come loose, we can find out what’s behind it, whatever the roof.
Some older homes in villages like East End Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How we price pre-purchase roof surveys
To price your survey, we check:
- Extra roofs, like extensions, dormers or garages
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
- The package you choose: Basic, Standard or Premium
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
Getting in touch
You do not need to know any roofing terms. It is enough to let us know:
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, like pitched or flat
- Where the property is, with the postcode
- Where water is showing inside, if it is
To book a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
FAQs for East End Green
Do you cover smaller places like East End Green?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How do I find out if my home in East End Green is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Will you climb onto the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How the survey changes by roof type
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
What we are asked to look at in East End Green
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Most people get in touch when they’ve noticed one of these:
- Quick fixes on flashings and valleys
- A ridge or slope that dips
- Gaps where slates or tiles have come loose
- Blistered or split felt on a flat roof
For an older house near a landmark such as St John's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

East End Green homes and their roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like East End Green can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
