Pre-purchase roof survey in Watford
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Common reasons to book are bitumen or mortar used in place of proper repairs and chimney mortar that has eroded, on clay and concrete tiles, natural slate and chimney stacks.
Flats above shops, converted houses and newer blocks are common in places the size of Watford. If you’re buying a flat, the roof is frequently shared, and the lease normally says who looks after it. If the roof is newly replaced, whoever paid for it will want the work checked before signing it off.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Buying a home or a new roof in Watford
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
High Elms Manor lies about 2.6 miles north, so building around Watford goes back a long way. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. Landlords with a home close to Watford Junction station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of St Andrew: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Watford is about 17 miles north-west of London, in Hertfordshire. We carry out pre-purchase roof surveys for homeowners, landlords and businesses in Watford and nearby. Watford is one of the towns and villages in Hertfordshire where we work. For surveys nearby, see our London page.

Tips from our surveys
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Give your solicitor a copy of the report
- Ask for loft access on the day
- Ask whether there are papers for past roof work
- Do not leave it until just before exchange
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.
Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

What else we do in Watford
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Town-centre streets in Watford can mean pay-and-display or permit parking, so a word about where to park saves time. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, the roof is viewed from every point that is safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Find any records of previous roof work
- Make sure pets are kept safely away
- Clear the way to the loft hatch

What a pre-purchase roof survey doesn’t cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Anything beyond the roof, which a full home survey covers
- Confirmation of asbestos in cement sheets or soffits
- Whether the price should change, which is between you and the seller
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.
What this survey covers
- Chimney stacks
- Gutters and downpipes
- Clay and concrete tiles
- The roof space
- Lead flashings and valleys
- Natural slate
- Flat-roofed extensions and dormers
How the survey changes by roof type
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Watford: your questions answered
Is Watford in the area you cover?
Yes. We cover the whole of London and South East England, and Watford is part of that. You can phone 07833 053749 or email us with the address and some details.
Is my home in Watford listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can I use the report to negotiate on price?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
Is a roof survey worth having alongside a home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.
When is the best time to have the roof checked when buying?
Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Landlord and commercial surveys in Watford
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
