How a roof survey works in WD17

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. Typical surveys look at water stains on rafters and ceiling joists and worn or blocked valleys, on clay and concrete tiles, chimney stacks and lead flashings.

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Roof surveys across WD17: local notes

Older homes across WD17 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in WD17 are part of that picture.

Cassiobury: If you live in an older home near St John's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Cassiobury Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Tips that help

Over many surveys, some simple habits stand out:

  • Gather any paperwork for past roof work
  • Include dormers, porches and garages as you book
  • Watch for slipped slates after bad weather
  • Photograph stains when they appear

Keep the report with your property records. It’s a useful baseline for future surveys, and it can help when you sell.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks frequently start there.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

What we’re asked to look at in WD17

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.

Most people get in touch when they’ve noticed something like this:

  • Leaning or weathered chimney stacks
  • Cracked mortar along the ridge
  • Slates or tiles that have slipped or broken
  • Valley linings that have cracked or split

Prices for roof surveys in WD17

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can be seen safely

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

These details help when you contact us:

  • Any photos you have, taken from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Your postcode, so we can check access and travel

When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

WD17 questions

How long does the visit take?

The visit normally takes about one to two hours for a house; commercial roofs usually need 3–4 hours. We’ll confirm what to expect when we arrange the visit.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
