Roof survey in WD3: how it works

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey chimney stacks, flat roofs and the roof space, and the problems we are asked to look at most are ponding, splits or blisters on flat roofs and blocked, sagging or leaking gutters.

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across WD3

Homes across WD3 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. WD3 is part of that mix.

Rickmansworth: Take a building like Saint Joan of Arc Catholic School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Charter Place, a dated report on the roof is useful for planning and for any lease discussions.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Why act early?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble.

Questions to ask before booking

  • Their report turnaround times
  • What happens after the report arrives
  • What the report includes, and whether it has photos
  • Which parts of the roof they’ll actually see

How the survey changes by roof type

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. If a specialist is needed, we will say so.

Signs you need a roof survey

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Here are some of the things we see frequently:

  • Gaps in the roof where coverings have gone
  • Leaking gutter joints and downpipes
  • Valley linings that have cracked or split
  • Ponding, splits or blisters on flat roofs

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Height and safe access
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details
  • The size of the roof

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • The address and postcode of the property
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange

To book a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Questions from WD3

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for your survey before booking. To get a price, phone 07833 053749 or email us.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How long will you be at the property?

Allow about 1–2 hours for most homes, depending on how many separate roofs there are. We will confirm what to expect when we arrange the visit.
