Roof survey in HP1: how it works
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Typical surveys look at flashings that have come away from the wall and torn or sagging underlay, on clay and concrete tiles, the roof space and flat roofs.
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for most homes, depending on how many separate roofs there are.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.
How our prices work
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Why book with us
- Thermal imaging and drone inspection where they help
- An independent view of the roof
- Over 5,000 surveys carried out
- Packages from £150, inc. VAT

Roof surveys across HP1: local notes
From Hemel Hempstead, Grovehill and Woodhall Farm to its smaller places, buildings across HP1 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
We work right across London and South East England, from the Isle of Wight to Hertfordshire, and HP1 is well within that. Visits run on weekdays and at weekends.
Warner's End: Landlords with a home close to Hemel Hempstead station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Micklem Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Honest limits
To be straight with you, a roof survey has limits:
- Confirmation of asbestos in soffits or cement sheets
- A full building survey of the property
- A promise that the roof won’t leak in future
Roof by roof
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep a record of damp patches and dates
- Look for debris in the garden after high winds
- Let us know about past leaks
- Clear the loft hatch area before we arrive
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
Do not block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
How we price roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether it is a home or a commercial building
- How big the roof is
- The use of thermal imaging or a drone
- Basic, Standard or Premium
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- Why you want a survey: buying, a leak, a storm or new work
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from ground level or a window
- Your timetable, such as an exchange date
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.
Signs you need a roof survey
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
Signs worth acting on include:
- Flashings that have come away from the wall
- Gaps in the roof where coverings have gone
- Blocked, sagging or leaking gutters
- Worn or blocked valleys
Questions from HP1
Will you climb onto the roof?
Only when it’s safe. We also use views from ground level, windows and the roof space.
How long does a roof survey take?
The visit usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. We will confirm what to expect when we arrange the visit.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
How much is a survey?
Roof survey starts from £150, including VAT. You’ll know the price for the job before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or email us.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Can you look at a roof that’s joined to next door?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
