Your questions about roof surveys in Grovehill
Will you come out to Grovehill?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you survey roofs for landlords with property near Hemel Hempstead station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How much is a survey?
Prices start from £150, including VAT. You’ll know the price for your roof before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or send us an email.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
How long does the visit take?
It usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. Report times depend on the package.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Roof survey in Grovehill: what you get
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed crumbling chimney pointing or cracked flaunching and water stains on rafters and ceiling joists, we can find out what’s behind it.
Trees around homes in smaller places like Grovehill drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local roofs in Grovehill
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church such as Alexandra Road Congregational Church are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Hemel Hempstead station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Checking the roof from the ground
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Leave it or get it looked at?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. In an older home around Grovehill, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your survey before booking.

Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we check them closely.
Do you need a roof survey in Grovehill?
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Things that often lead to a survey include:
- Torn or sagging underlay
- Valley linings that have cracked or split
- Loose ridge or hip tiles
- Loose chimney pots
Homes near green spaces such as Gadebridge Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Before booking any roof surveyor
- Which limits apply to the survey
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photographs
- How they’ll see the roof: from the ground, the loft, the roof or by drone
What we can’t see
Without opening up the roof, some things stay hidden, so a survey has limits:
- A structural engineer’s report
- Faults hidden behind ceilings or boarding
- Confirmation of asbestos in soffits or cement sheets
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

- The roof space
- Flat roofs
- Lead flashings

The survey, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. A visit to Grovehill is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a report with photos and recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
