About roof surveys in HP3

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We are often asked to look into slates or tiles that have slipped or broken and torn or sagging underlay, on flat roofs, clay and concrete tiles and chimney stacks.

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What you’ll pay

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Roofs, chimneys and gutters across HP3

Older homes across HP3 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Across London and South East England, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in HP3 is checked with its age and materials in mind.

Apsley: For site and facilities teams at buildings such as Two Waters Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Apsley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Landlord and commercial surveys in HP3

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

What a survey does not cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

Why get it checked now?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time.

What to check before booking

  • Whether you get a written report with photos
  • How long they’ve been surveying roofs
  • Their report turnaround times
  • What the survey won’t cover

HP3 questions

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

How do I book a survey in HP3?

It is easiest to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will recommend the right survey. We survey on weekdays and at weekends.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Do you cover HP3?

Yes. We survey roofs across London and South East England, and that includes HP3.
