When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Flue inspections or sweeping
  • Whether a gas appliance or its flue is safe
  • Structural calculations for a leaning stack

How a chimney survey works in Apsley

On terraced and semi-detached houses, a chimney stack is often shared with next door. We look at what can be seen safely and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. We survey chimney breasts, chimney pots and cowls and flaunching, and common reasons people get in touch are damp patches on chimney breasts and redundant stacks capped without ventilation.

Houses in smaller places like Apsley can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It normally takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Apsley is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Common questions in Apsley

Do you survey roofs for landlords with property near Apsley station?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.

Are flat-roofed garages and porches in Apsley worth including?

Yes, if you’d like it included, mention it when booking. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

Our stack is shared. Can you still survey it?

Yes. We inspect everything that’s safely in view and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long is the visit?

It typically takes about one to two hours at a house, as part of a look at the roof around the stack. We’ll confirm the timing when you book.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Arranging work in a smaller place like Apsley is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Prices for chimney surveys in Apsley

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages
  • The size of the roof
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What we need to know

Here’s what helps us most when you contact us:

  • The kind of building and roof involved
  • Your timetable, such as an exchange date
  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode

Once you know what you need, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Chimney surveys in Apsley: local notes

About 4.1 miles south-east lies High Elms Manor, a reminder of how long the area around Apsley has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters. If you own a rental within reach of Apsley station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Two Waters Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
