Chimney surveys across Hertfordshire: what to expect
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. Typical surveys look at disused chimneys trapping moisture and worn or missing pointing, across flaunching, lead flashings and chimney pots and cowls.
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.

Chimney surveys across Hertfordshire: local notes
Across Hertfordshire, we survey roofs for owners, landlords and agents, from Watford, Hemel Hempstead and Stevenage to the quieter places in between. Every report comes with photographs and written recommendations.
Our area covers London and South East England, including Hertfordshire. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Watford: The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Watford St John's Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
What affects the price in Hertfordshire
The price reflects the time and kit the roof needs. That comes down to:
- How big the roof is
- If the survey needs thermal imaging or a drone
- Basic, Standard or Premium
- Commercial roofs and larger buildings
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What we need to know
When you call or email, these details help:
- Any photos you have, taken from ground level or a window
- Your timetable, such as an exchange date
- Anything about access we should know
- What kind of property and roof it is
Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or email us.
Different roofs, different checks
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Landlords, agents and block managers in Hertfordshire
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
Common roof problems in Hertfordshire
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
People usually book a survey after spotting something like this:
- Frost-damaged brickwork on the stack
- Flashings pulling away from the stack
- Eroded joints in the brickwork
- Staining on walls around the chimney
Hertfordshire: your questions answered
Do you cover Hertfordshire?
Yes. We cover Hertfordshire, as part of our work across London and South East England. To book, ring 07833 053749 or drop us an email.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Can you survey a chimney stack we share with next door?
Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Is a leaning chimney dangerous?
Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it’s stable.
What happens next?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
