Chimney surveys for homes and businesses in Sandon
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. Typical surveys look at staining on walls around the chimney and eroded joints in the brickwork, on brick chimney stacks, chimney breasts and chimney pots and cowls.
In a small place like Sandon, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roofs, chimneys and gutters in Sandon
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you look after a building such as Sandon Junior Mixed and Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Ashwell & Morden station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions from Sandon
Is my home in Sandon listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Sandon?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What do you check on a chimney?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.
Is it a problem to have an unused chimney?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
How long does the survey take?
Expect it to take an hour or two at most homes, or half a day or so for a commercial building. The written report follows by email, on the timescale of your package.
Do you need to go on the roof to check the chimney?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.
How experienced are you?
Over 20 years and more than 5,000 surveys.
What we cannot see
A survey is a proper look at the chimney stack, but it can’t do everything. Its limits include:
- The inside of the flue, which needs a sweep or flue specialist
- Hidden damage within the stack
- Whether a stack needs rebuilding on structural grounds
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Lead flashings
- Chimney pots and cowls
- Brick chimney stacks
- Shared and party-wall stacks
- Flaunching
- Chimney breasts
When to book a survey in Sandon
Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
A survey can pick up problems such as:
- Gaps where the stack meets the roof
- Signs that a stack is leaning
- Redundant stacks capped without ventilation
- Damp on a chimney breast inside
Take an older house close to Church of All Saints: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- Whether they hold professional indemnity and public liability insurance
- Whether the price includes VAT
- What’s outside the scope of the survey
- Which parts of the roof they’ll actually see
What happens if roof problems are left?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Where a roof is exposed, as many are in small places like Sandon, driving rain gets into any weakness, and damp in older walls is slow to dry out.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

The survey, step by step
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Around Sandon, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- For flats, make sure roof access has been agreed
- Make a note of anything you’d like us to look at
- Find any records of previous roof work

Chimney pots and cowls
On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.
Flaunching
Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.
