Gutter survey in Sandon
Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you are worried about gutters overflowing in heavy rain and leaking or loose downpipes, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Do you need a gutter survey in Sandon?
Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.
A survey makes sense if you’ve noticed:
- Blocked outlets and hoppers
- Sagging gutters and loose brackets
- Water backing up from a hidden gutter
- Leaks at the gutter joints
Anyone responsible for a site like Sandon Junior Mixed and Infant School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- What insurance they carry
- What they won’t be able to tell you
- How long they’ve been surveying roofs

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Roofs, chimneys and gutters in Sandon
If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Ashwell & Morden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for Sandon
Do you survey roofs for landlords with property near Ashwell & Morden station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you cover smaller places like Sandon?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
What does a gutter survey cost?
Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or email us.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.
Do you climb onto every roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Why it’s worth a survey now in Sandon
It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. In a place like Sandon, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. Older roofs in small places like Sandon can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before the survey
- Point out any leaks or damp patches
- Let us know about parking near the property
- For a flat or shared roof, check access with the freeholder or managing agent

Advice
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirming asbestos in older rainwater goods
- Damage hidden inside walls or behind boards
- What’s hidden inside a downpipe
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
What we check
- Fascias and soffits
- Outlets and hoppers
- Eaves gutters
- Valley gutters
- Parapet and box gutters
- Downpipes
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Leave gutter checks at height to someone equipped for it
- Check downpipe clips are holding
- Keep climbers away from the eaves
- Have gutters cleared at least once a year
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
