  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.

What we need to know

We will usually ask about:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How a gutter survey works in Bishop's Stortford

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey valley gutters, parapet and box gutters and fascias and soffits, and the problems we are asked to look at most are leaves and moss blocking gutters and overflowing eaves gutters.

In a town like Bishop's Stortford, older houses with slate or clay tile roofs usually sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two at most homes, or half a day or so for a commercial building. In Bishop's Stortford, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors

How to book

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.

Advice

How the survey changes by roof type

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check the joints, brackets and falls.

What we can’t see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Parts of gutters that can’t be seen safely
  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters
  • Downpipes

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Check for spilling water in a downpour
  • Have overhanging branches cut back
  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Have your gutters cleared at least once a year or more frequently near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.

Gutter surveys in Bishop's Stortford: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Much Hadham Palace, about 3.6 miles west, is one of the historic houses in the wider area around Bishop's Stortford. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as St Michael's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Bishops Stortford station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look.
