How a gutter survey works in Ware

We carry out gutter surveys in Ware as part of our cover across London and South East England. On the day, we inspect what can be seen safely from ground level, windows, the roof space and the roof where it is safe. Time on site typically takes an hour or two at a typical home, and more on a big or complicated roof. Afterwards, you get a written report with photos and recommendations. If you’ve noticed water backing up from a hidden gutter and overflowing eaves gutters, we can find out what’s behind it, on fascias and soffits, outlets and hoppers and valley gutters alike.

Semis and terraces in a town like Ware share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It is useful to mention any shared stacks or gutters when booking.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What happens on the day

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. A survey in Ware needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with whoever owns or manages the building

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Landlords, agents and block managers in Ware

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Any of our surveys can be booked by landlords, agents and building managers in Ware. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Honest limits

In fairness, a roof survey has limits:

  • What’s hidden inside a downpipe
  • Gutters out of sight from every safe viewpoint
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters

FAQs for Ware

Do you carry out roof surveys in Ware?

Yes. We work right across London and South East England, and Ware is part of that. Just phone 07833 053749 or send us an email and tell us about the property.

Is my home in Ware listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

What’s in the survey report?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, call 07833 053749 or send us an email.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

When is the best time for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Check the loft with care after heavy rain
  • Get trees that overhang the gutters trimmed
  • Leave gutter checks at height to someone equipped for it
  • Watch the gutters during heavy rain

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.

Gutter surveys around Ware

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Christ Church Ware: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Christ Church CofE (VA) Primary School and Nursery, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Ware station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
