About our roof survey in Ware

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Common reasons to book are worn or blocked valleys and cracked mortar along the ridge, on flat roofs, ridges, hips and valleys and the roof space.

Semis and terraces in a town like Ware share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we are surveying. Let us know when booking if you know of anything shared with next door.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

What a roof survey looks like in Ware

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Christ Church Ware: old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Ware station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Ware is about 7 miles north-west of Harlow, in Hertfordshire. Houses, flats, blocks and commercial buildings in Ware can all book roof surveys, with a written report and photographs every time. Ware is one of the places in Hertfordshire we cover. Our London page covers surveys nearby.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at most homes, with bigger or more complicated roofs taking longer. For a home in Ware, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Make sure pets are kept safely away
  • Tell us about any leaks, stains or damp patches you know of
  • Make sure the loft hatch can be reached

Before and after the survey

Small things make a difference. Our tips:

  • Gather any paperwork for past roof work
  • Take photos of any leaks as they happen
  • Do not climb onto the roof yourself
  • Check the roof from the ground after storms

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

How the survey changes by roof type

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Ware questions

Can a landlord with a rental near Ware station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover Ware?

Yes. We cover the whole of London and South East England, and Ware is part of that. Just phone 07833 053749 or send us an email and let us know about the property.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

How long will you be at the property?

Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing as you book.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we look at

  • The roof space
  • Clay and concrete tiles
  • Lead flashings
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Chimney stacks

Signs you need a roof survey in Ware

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

Signs worth acting on include:

  • Blocked, sagging or leaking gutters
  • Worn lead at chimneys and abutments
  • Torn or sagging underlay
  • Ridge tiles that have lifted or moved

Take a building like Christ Church CofE (VA) Primary School and Nursery: large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • Which limits apply to the survey
  • How much experience they have with roofs like yours

What a roof survey includes

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
