Roof survey in SG12: how it works

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey the roof space, lead flashings and chimney stacks, and common reasons people get in touch are cracked mortar along the ridge and cracked or blistered flat roof coverings.

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It typically takes between one and two hours for most houses, and longer for a large or complex roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across SG12: local notes

In SG12, our roof surveys work takes in owners, landlords and managing agents, from Hoddesdon, Ware and Bengeo to the quieter places in between. Each report sets out what was seen, with photos and recommendations.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SG12, as elsewhere, exposed details are where damage shows first.

Ware: If you let a flat or house near Ware station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Christ Church CofE (VA) Primary School and Nursery, large buildings have long gutter runs and big roofs that need checking like any other.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets

What we’re asked to look at in SG12

Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It is often mistaken for a leak.

People typically book a survey after spotting one of these:

  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain
  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Roof by roof

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

Questions from SG12

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Will you climb onto the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
