Roof leak investigation in Ware
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. We are frequently asked to look into damp walls below an overflowing gutter and drips in the loft during heavy rain, across lead flashings, flat roof details and chimney stacks.
Strong winds lift loose tiles, slates and ridge pieces in towns like Ware as anywhere. What counts as a storm depends on your policy; many use gusts of around 55 mph. A report setting out the damage, with photos, helps you explain what you’ve found. Policies normally exclude wear and tear, which is why the age of the damage matters.
Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t.

Different roofs, different checks
Lead flashings
A leak at a flashing frequently shows some way from the joint. We check every flashing that could feed the stain.
Chimney stacks
We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Ware questions
What do I need to do before a survey in Ware?
Clear the way to the loft hatch if there is one, and let us know about any leaks, stains or past repairs. Let us know about parking and access in Ware too.
Is Ware in the area you cover?
We do. The survey and report are the same in Ware as anywhere else.
Will you fix the leak as part of this?
This service finds and reports the cause, not to carry out the repair. The report gives any roofer a clear brief.
Is there anything I need to do before the visit?
Keep a note of when it leaks, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Do you need to get into the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Roof leak investigations in Ware: local notes
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.
Take an older house close to Christ Church Ware: water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Ware station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Ware is about 7 miles north-west of Harlow, in Hertfordshire. Ware is one of many places we visit across Hertfordshire, for houses, flats and commercial buildings. Our Hertfordshire coverage includes Ware and the places around it. You can also see our page for London.
Surveys in SG12 and SG9 are booked the same way as anywhere else. You’ll find streets like High Street, Station Road and London Road, and we cover them all. We also cover the places around Ware: Thundridge (1 mile north), Cold Christmas (2 miles north-east), Wadesmill (2 miles north), Chapmore End (2 miles north-west) and Tonwell (2 miles north-west). Further out, we also cover Stevenage (9 miles north-west), St Albans (13 miles west), Bishop's Stortford (9 miles north-east), Welwyn Garden City (7 miles west), Harpenden (14 miles west) and Hitchin (14 miles north-west).

What affects the cost of roof leak investigations
We confirm the price for your roof before booking. These are the things that affect it:
- House, block, shop or office
- The use of thermal imaging or a drone
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
What we need to know
We will normally ask about:
- Where water is showing inside, if it is
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- The property’s address and postcode
Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or drop us an email.
When you need someone else
It is a careful look at the leaking roof, not the whole story. The main limits are:
- Plumbing leaks that look like roof leaks
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.
What this survey covers
- The roof space
- Flat roof details
- Slate and tile slopes
- Lead flashings
- Valleys and parapet gutters
- Chimney stacks
- Rooflights and dormers
What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for most homes, though a hard-to-trace leak can take longer. For a visit in Ware, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
- Check pets are kept safely away
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches
How to book
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

What else we do in Ware
What we’re asked to look at in Ware
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
Problems we come across often include:
- Leaks that appear only in driving rain
- Drips from nail tips in a cold loft
- Water marks that spread in wet weather
- Leaks at a dormer or roof window
For site and facilities teams at buildings such as Christ Church CofE (VA) Primary School and Nursery, on a building that size, finding the source of a drip means looking well beyond the stain.
Before you book any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long the report takes to arrive
- What insurance they carry
- Whether the inside of the roof is included
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
