How the survey changes by roof type

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Lead flashings

A leak at a flashing frequently shows some way from the joint. That’s why we check the flashings near a stain, not just the one directly above.

Roof leak investigation in Cold Christmas

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. Typical surveys look at brown rings on upstairs ceilings and damp patches next to the stack, on flat roof details, lead flashings and slate and tile slopes.

In a village or hamlet like Cold Christmas, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a roof leak investigation looks like in Cold Christmas

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. The wider area around Cold Christmas has a long history of building, with Much Hadham Palace about 3.9 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Anyone responsible for a site like Thundridge Church of England Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Ware station may find that tracing a leak quickly matters when a tenant is living with it.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A promise to find every leak on a single visit
  • Whether rotten timbers meet design loads
  • The repair itself (the investigation finds and reports the cause)

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Lead flashings
  • Valleys and parapet gutters
  • Rooflights and dormers

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Clear the loft hatch so we can get in
  • Have an electrician check any wet fittings
  • Write down the wind direction and rain when it leaks
  • Leave roof access to professionals

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Cold Christmas often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

Advice

Cold Christmas: your questions answered

Do you cover Cold Christmas?

Yes. Our area covers London and South East England, and Cold Christmas is part of that. Just ring 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Is my home in Cold Christmas listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Why doesn’t the damp patch line up with the hole?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

Can you trace a leak in dry weather?

Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
