Independent drone roof surveys in Cold Christmas

Drone roof surveys for homes and businesses in Cold Christmas

A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, because the underside tells its own story. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. If you’re worried about ridge and hip pieces working loose and gaps where slates or tiles have gone, a survey will tell you what’s going on, on valleys and parapet gutters, large and complex roofs and flat roofs on upper floors alike.

Some older homes in villages like Cold Christmas are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A flight where airspace permission is refused
  • Structural calculations (that’s a structural engineer’s job)
  • Roofs and gardens beyond the one we are surveying

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Roofs we survey in Cold Christmas

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks
  • Large and complex roofs
  • Tall and steep roofs

Different roofs, different checks

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

Ridges and hips

Loose ridge pieces can be lifted in a storm. Finding them early keeps them from coming down.

Why get it checked now?

It’s hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. You can tackle the urgent items first. Where a roof is exposed, as many are in small places like Cold Christmas, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Drone roof survey starts from £400, including VAT. You’ll know the price for your roof before you book.

Why us?

  • 20+ years’ experience
  • Packages from £150, including VAT
  • An independent view of the roof
  • 5,000+ roofs surveyed

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for a house, with bigger or more complicated roofs taking longer. In a small place like Cold Christmas, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • Make sure the loft hatch can be reached
  • Show us where any leaks or stains appear

Cold Christmas questions

Can you fly a drone over a roof in Cold Christmas?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Is Cold Christmas within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you check the loft?

Normally, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Let us know what you want to see
  • Keep pets indoors during the flight
  • Allow time for permission if you are in a flight restriction zone
  • Make sure there is room outside for the drone to take off

With the Premium Survey, the report arrives the same day. Drone photos are included where we could fly, alongside the other checks in the package.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Drone roof surveys around Cold Christmas

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Before any flight, we check the Drone Safety Map for airspace restrictions.

If your home is one of the older ones in the streets near Parish Church of St Mary, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Much Hadham Palace, about 3.9 miles north-east, is one of the historic houses in the wider area around Cold Christmas. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself. Take a building like Thundridge Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.
