Independent drone roof surveys in Welwyn Garden City

Drone roof surveys for homes and businesses in Welwyn Garden City

Prices start from £400, including VAT. The Premium Survey includes a drone inspection where it applies, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. If a drone won’t help on your roof, we will say so. You get a written report with the close-up photos from the flight. Typical surveys look at ridge pieces that have lifted and worn lead at chimneys and walls, on fragile roofs, valleys and parapet gutters and flat roofs on upper floors.

In a town like Welwyn Garden City, the roofs that are hardest to see are often on taller buildings, steep slopes or the backs of terraces. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Each needs the right weather, so the date is set with the forecast in mind. A typical example is the rear slope over a back addition, which cannot be seen from the street.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Drones, thermal imaging and Welwyn Garden City roofs

Welwyn Garden City is one of England’s garden cities, planned in the early twentieth century. Its first houses are now over a hundred years old, with later estates and newer homes around them. On the oldest homes, nails, battens and underlay may have reached the end of their life even where the tiles look sound, and parts of a garden city may be in a conservation area, so check with the council before re-roofing. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Digswell House lies about 1.5 miles north, so building around Welwyn Garden City goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. If you run a business near Howard Centre, a commercial roof can be photographed from above without anyone walking on it. For an older house near a landmark such as Church Of Saint Francis Of Assisi, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

How the survey changes by roof type

Chimney stacks

Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. Semi-detached and terraced homes in a town like Welwyn Garden City often share a roof line with the neighbours, so we look at what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work when booking, so time on site goes where it’s needed.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Check we can get to the back of the property
  • Make a note of anything you’d like us to look at

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • A word with neighbours beforehand helps
  • Tell us about any leaks or concerns
  • Share the postcode so we can check for restrictions
  • Make sure there is room outside for the drone to take off

The Premium Survey report comes the same day. Drone photos are included where we could fly, alongside the other checks in the package.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, so small faults are dealt with early.

Welwyn Garden City: your questions answered

Is drone flying allowed in Welwyn Garden City?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

How do I find out if my home in Welwyn Garden City is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Is Welwyn Garden City in your area?

Yes. We survey roofs across London and South East England, and that includes Welwyn Garden City.

How much is a survey?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Landlord and commercial surveys in Welwyn Garden City

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Close-up photos of next door’s property
  • A flight where airspace permission is refused

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
