Our roof survey service in AL6
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, natural slate and flat roofs, and the problems we’re asked to look at most are worn lead at chimneys and abutments and gaps in the roof where coverings have gone.
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at most homes, and longer for a large or complex roof.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photographs and recommendations.
How our prices work
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Why choose Independent Roof Survey
- Over 5,000 surveys carried out
- An independent view of the roof
- Packages from £150, inc. VAT
- Weekday and weekend surveys
How to book
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.
What’s near Welwyn
Locally, jobs take us to homes and businesses close to Stable Door pub, Danesbury Park and Monk's Walk School. Also close by are Homerswood Primary and Nursery School (1.1 miles south-east) and Parish Church of St Mary (under half a mile north). Welwyn’s nearest station is Welwyn North station, roughly 1.1 miles south-east of the centre. Nearby you’ll also find Queen Elizabeth II Hospital (3.5 miles south) and Datchworth Museum (2.7 miles north-east). Green spaces nearby include Mardley Heath.
Roofs, chimneys and gutters across AL6
Across AL6, from Welwyn Garden City, Welwyn and Oaklands outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in AL6 is checked with its age and materials in mind.
Welwyn: Living close to Danesbury Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you let a flat or house near Welwyn North station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Why roofs fail
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.
It’s worth booking a survey if you’ve seen:
- Flashings that have come away from the wall
- Loose ridge or hip tiles
- Slipped, cracked or missing slates and tiles
- Water stains on rafters and ceiling joists
What this survey can’t tell you
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- Structural calculations (that’s a structural engineer’s job)
- A full building survey of the property
- Faults hidden behind ceilings or boarding
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
What happens if roof problems are left?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.
Before you book any surveyor
- How long the report takes to arrive
- Whether VAT is in the quoted price
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How much experience they have with roofs like yours
What affects the cost of roof surveys
Not every roof costs the same to survey, for these reasons:
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- The height of the building and how the roof can be seen safely
For a price for your roof in AL6, ring 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.
Getting in touch
When you call or email, these details help:
- The type of building and roof, like pitched or flat
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
- Whether there’s a loft hatch, a shared roof or tricky access
A quick phone call is typically the easiest start: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
AL6: your questions answered
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you need to get into the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Do you go up on the roof?
Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Do you work in AL6?
Yes. We survey roofs across London and South East England, AL6 included.
How long does the visit take?
On site, it typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Report times depend on the package.
