About roof surveys in SG3

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, chimney stacks and flat roofs, and common reasons people get in touch are cracked mortar along the ridge and crumbling chimney pointing or cracked flaunching.

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What you’ll pay

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What’s near Knebworth

Locally, jobs take us to homes and businesses close to Church of St Martin, Knebworth Park and Knebworth Primary and Nursery School, among other places. Knebworth has its own railway station: Knebworth station. Other landmarks nearby include Benington Castle (3.6 miles north-east) and Datchworth Museum (1.7 miles south-east). Not far away are Mardley Heath.

Homes and roofs across SG3

From Stevenage, Knebworth and Woolmer Green to its smaller places, buildings across SG3 have roofs of every age. Chimneys, valleys, flashings and gutters are typically where the work is.

Across London and the South East, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in SG3.

Knebworth: If you live near a park like Knebworth Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. For site and facilities teams at buildings like Knebworth Primary and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

Landlords, agents and building managers in SG3 and across Hertfordshire can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • A promise that the roof won’t leak in future
  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets

Roof by roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we look at them closely.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys
  • Mention any damp patches when you book
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Leave it or get it looked at?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • How soon the report will arrive
  • Whether VAT is in the quoted price

SG3 questions

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
