About roof surveys in SG1
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey the roof space, flat roofs and natural slate, and people most often book us about gutters that overflow in heavy rain and standing water on a flat roof.
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Around Stevenage
We work in homes and buildings around Church of Saint Nicholas, St Hugh & St John and Marriotts School and the streets around them. Other local landmarks include Saint Vincent de Paul Catholic Primary School (less than half a mile south) and The Heathcote School (1.3 miles south). The closest station to Stevenage is Stevenage station, roughly 1.2 miles south-west. Other landmarks nearby include Benington Castle (2.9 miles east) and Stevenage Museum (0.8 miles south-west). Open spaces near Stevenage include Pryor's Wood.
Homes and roofs across SG1
Homes across SG1 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in SG1.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in SG1 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Stevenage: If your home is one of the older ones in the streets near St Hugh & St John, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Stevenage station, a dated record of the roof is useful when planning maintenance across a let.
Tips that help
From years of surveys, a few habits stand out:
- File the report with your home documents
- Keep a record of damp patches and dates
- Tell us about any leaks or stains you’ve seen
- Check we can open the loft hatch
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Landlord and commercial surveys in SG1
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.
How the survey changes by roof type
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
What affects the price in SG1
To price your survey, we check:
- Building height and the viewpoints available
- How many separate roofs there are, such as extensions, dormers and garages
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
You do not need to know any roofing terms. Just let us know:
- Photos of the roof, taken safely from the ground or a window
- The kind of building and roof involved
- Any marks or damp showing indoors
- The reason for the survey, like buying, a leak or storm damage
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
Why roofs fail
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Look out for signs like these:
- Cracked or blistered flat roof coverings
- Flashings that have come away from the wall
- Water stains on rafters and ceiling joists
- Loose ridge or hip tiles
FAQs for SG1
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you cover SG1?
Yes. We survey roofs in SG1 and the rest of Hertfordshire, as part of our work across London and South East England. To book, call 07833 053749 or use the contact form.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
