About roof surveys in SG4
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We’re often asked to look into lifted, split or missing lead flashings and loose chimney pots, on natural slate, ridges, hips and valleys and flat roofs.
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
What affects the price in SG4
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

Roofs, chimneys and gutters across SG4
In SG4, our roof surveys work takes in owners, landlords and managing agents, from Hitchin, Benslow and Poets Estate to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. SG4 is part of that mix.
Hitchin: Trees in and around Butts Close shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For landlords with property near Hitchin station, the gap between tenancies is a good time to have the roof looked at.
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Landlord and commercial surveys in SG4
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
Leave it or get it looked at?
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.
Before you book any surveyor
- What they will not be able to tell you
- Which viewpoints they use to see the roof
- What insurance they carry
- Whether the roof space is looked at, where there is one
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Don’t climb onto the roof yourself
- Take photos of any leaks as they happen
- Watch for slipped slates after bad weather
- Mention any damp patches when booking
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
How the survey changes by roof type
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Your questions about roof surveys in SG4
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will plan the survey around it.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
