Thermal Roof Survey in Hitchin
Thermal roof surveys in Hitchin, backed by more than 20 years’ experience. You get a clear report with photos.
- Cold spots on ceilings under the roof
- Thin or uneven insulation in the roof
- Damp around roof outlets and upstands
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Keep dated photos of any marks on ceilings
- Note where damp appears and after what weather
- Clear leaves from outlets and gutters each autumn
- Do not switch the heating off before the visit
If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
Thermal roof survey in Hitchin: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed damp around roof outlets and upstands and areas of a flat roof that may hold water, a survey will tell you what’s going on, whatever the roof.
In older houses around Hitchin, loft insulation can be thin, patchy or missing in places. Thermal imaging can show where heat escapes, and it can also point to damp patches. It shows temperature, so anything that looks like moisture is checked with a meter, while drone photos show the outside of the same roof. Results depend on conditions, so the timing of the visit matters.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

What a thermal roof survey looks like in Hitchin
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
The streets around a church like Church of the Holy Saviour are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a building like Hitchin Girls' School, a view from above covers a wide roof far faster than walking it.

Your questions about thermal roof surveys in Hitchin
How do I find out if my home in Hitchin is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Hitchin in the area you cover?
Yes, Hitchin is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or use the contact form and let us know about the property.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
What else we do in Hitchin
Surveys for landlords and agents in Hitchin
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. In a family home in Hitchin, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.
Why us?
- More than 20 years surveying roofs

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
What a survey costs
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- The type of building, from a house to a block or an office
- The height of the building and how the roof can safely be seen
- The shape of the roof and its details
- The roof’s overall size
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
What we need to know
You do not need to know any roofing terms. It is enough to tell us:
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
When you are ready to go ahead, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date.
What happens on the day
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Parking in a town like Hitchin is normally simple, but tell us if there is a driveway or any restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the loft space, and from the roof itself where it is safe.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Let us know about parking near the property
- Move anything stored under the loft hatch
- For flats, check roof access has been agreed
