About our thermal roof survey in Westmill

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. If you’re worried about areas of a flat roof that may hold water and gaps in loft insulation, we can find out what’s behind it, whatever the roof.

Around Westmill, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Homes around Westmill frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Questions from Westmill

Is Westmill within the area you cover?

Yes, Westmill is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Westmill is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

What a thermal roof survey does not cover

It is a careful look at the roof, not the whole story. Its limits include:

  • A structural engineer’s assessment
  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

Airspace, weather and Westmill roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you live in an older home near St Mark's, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

How we price thermal roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages

Prices quoted always include VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Getting in touch

A few details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Different roofs, different checks

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Signs you need a thermal roof survey in Westmill

People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

These are some of the problems a survey can pick up:

  • Damp where roofs meet walls and chimneys
  • Cold areas below the roof
  • Wet insulation beneath the membrane
  • Damp around roof outlets and upstands

For site and facilities teams at buildings such as Oughton Primary and Nursery School, big roofs are where close-up aerial shots and thermal images show the most at once.
