Thermal roof surveys for homes and businesses in Ickleford

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Typical surveys look at ceilings that feel colder in places and damp patches with no obvious cause, across loft conversions, insulated roof spaces and flat roofs.

Somewhere as small as Ickleford, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

FAQs for Ickleford

Will you come out to Ickleford?

Yes, Ickleford is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Ickleford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will suggest the right survey. We survey on any day of the week.

The survey, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Ickleford, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Tell us where we can park nearby
  • Keep pets inside or away from the areas we are looking at
  • Agree roof access with the managing agent if it’s shared

Advice

How the survey changes by roof type

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.

Landlords, agents and block managers in Ickleford

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Thermal roof surveys in Ickleford: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Katharine: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps. Take a building like Ickleford Primary School: a view from above covers a wide roof far faster than walking it.

What affects the price in Ickleford

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to let us know when you get in touch

A little information up front helps. Please include:

  • The type of building and roof, like pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, like exchange
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Leave the roof to people with safe access
  • Use the report as a baseline for later checks
  • Heat the home normally on the days before
  • Talk to us about the weather when booking

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What a thermal roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A formal energy assessment
  • Structural calculations, which need a structural engineer
  • The condition of timbers we cannot see

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.
