Thermal Roof Survey across Hertfordshire

About thermal roof surveys in Hertfordshire

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. Common reasons to book are water that travels before it shows and moisture around outlets and upstands, across commercial roofs, flat roofs and ceilings below the roof.

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take between one and two hours for a house, and about three to four hours for a commercial roof.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Landmarks near Watford

Typical jobs here are in homes near The Estcourt Arms, Watford St John's Church of England Primary School and Church of St Andrew. Nearby too are Cassiobury Park (0.8 miles west) and The Watford UTC (0.5 miles east). There is a railway station in Watford itself: Watford Junction station. A little further out are Hilfield Castle (2.8 miles east) and Charter Place (0.5 miles south). For a walk, there is Harrow Weald Common.

Drones, thermal imaging and roofs across Hertfordshire

In Hertfordshire, every drone flight is checked against the Drone Safety Map first, from Watford, Hemel Hempstead and Stevenage to the quieter places in between. Flights that need permission only go ahead once it’s given.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, Hertfordshire included. Visits run on weekdays and at weekends.

Watford: Take an older house close to Church of St Andrew: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. High Elms Manor, about 2.6 miles north, is one of the historic houses in the wider area around Watford. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself.

What we’re asked to look at in Hertfordshire

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

Signs worth acting on include:

  • Damp around roof outlets and upstands
  • Gaps in loft insulation
  • Areas losing heat at the eaves and junctions
  • Possible trapped moisture under a flat roof covering

Different roofs, different checks

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. Our report notes how the conditions affected the images.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What to let us know when you contact us

A little information up front helps. It helps to include:

  • Access details, such as a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, like an exchange date
  • The address and postcode of the property

Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment
  • Whether the deck or roof structure is strong enough

Tips from our surveys

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Check from the ground or a window, never by climbing
  • Tell us where and when you’ve seen damp or stains
  • File the images with your roof records
  • Clear a path to the loft hatch before we arrive

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Hertfordshire questions

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
