We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photos.
Thermal roof survey in St Nicholas: what you get
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or email us with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’re worried about thin or uneven insulation in the roof and areas of a flat roof that may hold water, we can find out what’s behind it.
Places like St Nicholas can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
Nothing in the report is left vague: where something needs attention, it says so plainly.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden layers that need to be opened up to check
- Clear results when the conditions on the day are poor
- Whether the deck or roof structure is strong enough
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

Your questions about thermal roof surveys in St Nicholas
Does a conservation area affect roof work in St Nicholas?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to St Nicholas?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Can a thermal survey trace a roof leak?
It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
What a thermal roof survey looks like in St Nicholas
About 3.3 miles south lies Aston Bury, a reminder of how long the area around St Nicholas has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Stevenage, which St Nicholas is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs can be hard to see from the street, which is where a drone or thermal camera helps.
Take a building like The Leys Primary and Nursery School: big roofs are where aerial photos and thermal images show the most at once.

When to book a survey in St Nicholas
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it is warm inside and cold outside.
A survey makes sense if you’ve noticed:
- Missing or slipped insulation
- Heat escaping through the roof
- Possible trapped moisture under a flat roof covering
- Damp around chimneys and parapets
For an older house near a landmark such as All Saints Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

How the survey changes by roof type
Parapets, valleys and junctions
Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.
Pitched slate and tile roofs
On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there is safe access.
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Keep a record of when stains appear
- Move stored items away from the loft hatch
- Talk to us about the weather when booking
- Check from ground level or a window, never by climbing
Where a pattern cannot be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Being in a smaller place like St Nicholas doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed
- If it is not your property yet, arrange access through the agent
