Our roof survey service in SG2
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles, on clay and concrete tiles, ridges, hips and valleys and natural slate.
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two for a house; commercial roofs usually need 3–4 hours.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Around Chells
Around Chells, our work takes us to homes and buildings near St Hugh & St John, The Nobel School and Lodge Farm Primary School and the streets around them. The nearest railway station is Stevenage station, roughly 1.8 miles south-west. A little further out are Lister Hospital (2.1 miles north-west) and Benington Castle (2.4 miles south-east). Green spaces nearby include Pryor's Wood.
Homes and roofs across SG2
SG2 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in SG2.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. SG2 is part of that mix.
Chells: Aston Bury, about 2.4 miles south, is one of the historic houses in the wider area around Chells. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you let a flat or house near Stevenage station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What a survey costs
Prices vary from roof to roof, and it comes down to:
- Whether it’s a home or a commercial building
- The height of the building and how the roof can be seen safely
- Basic, Standard or Premium
- The size of the roof
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.
Booking your survey
If you can, have these to hand when you contact us:
- What made you get in touch
- The type of building and roof, like pitched or flat
- Any deadline, such as an exchange date
- Access details, such as a loft hatch or a shared roof
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.
What happens if roof problems are left?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
Before you book any surveyor
- Whether VAT is in the quoted price
- When you will get the report
- Their drone registration, if they fly one
- Which limits apply to the survey
Common roof problems in SG2
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.
We’re often asked to look at:
- Slipped, cracked or missing slates and tiles
- Ridge tiles that have lifted or moved
- Torn or sagging underlay
- Blocked, sagging or leaking gutters
How the survey changes by roof type
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
When you need someone else
In fairness, there are limits to any roof survey:
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
Your questions about roof surveys in SG2
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
How do I arrange a roof survey in SG2?
The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays, Saturdays and Sundays.
