Our roof survey service in SG11
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. We survey chimney stacks, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are flashings that have come away from the wall and debris building up in roof valleys.
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Prices in SG11

Around Puckeridge
Typical jobs here are in homes near Roger De Clare First CofE School, Church of St Mary and Crown And Falcon Public House, among other places. Nearby you’ll also find Moated mound (4 miles east).
Homes and roofs across SG11
Across SG11, we survey roofs for owners, landlords and agents, in Puckeridge, Braughing and Little Hadham and well beyond. Every report comes with photographs and written recommendations.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in SG11 is checked with its age and materials in mind.
Puckeridge: Much Hadham Palace lies about 3.3 miles south-east, so building around Puckeridge goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like Roger De Clare First CofE School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Leave it or get it looked at?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention.
Questions to ask before you book
- Whether the inside of the roof is included
- What’s outside the scope of the survey
- What experience they bring
- Whether you can ask questions once you have the report
Signs you need a roof survey
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
Signs worth acting on include:
- Ridge tiles that have lifted or moved
- Crumbling chimney pointing or cracked flaunching
- Cracked or blistered flat roof coverings
- Slates or tiles that have slipped or broken
Tips from our surveys
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Ask about a flat roof on an extension or garage too
- Stay off ladders and the roof
- Photograph stains when they appear
- Clear the loft hatch area before we arrive
Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
How the survey changes by roof type
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
SG11 questions
Do you inspect the roof from on top?
Only when it’s safe. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
