Roof survey in Standon
We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. We are often asked to look into ponding, splits or blisters on flat roofs and slipped, cracked or missing slates and tiles, on lead flashings, natural slate and clay and concrete tiles.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Useful tips for Standon property owners
There’s plenty you can do without going near the roof. What helps most:
- Watch for slipped slates after bad weather
- Find records of any re-roofing or repairs
- Ask about a flat roof on an extension or garage too
- Tell us about any leaks or stains you’ve seen
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Different roofs, different checks
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.
How we price roof surveys
To price your survey, we check:
- The height of the building and how the roof can safely be seen
- House, block, shop or office
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
What to let us know when you contact us
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Any marks or damp showing indoors
- Dates you’re working to, like exchange
- Whether there is a loft hatch, a shared roof or tricky access
- The address and postcode of the property
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

What a roof survey looks like in Standon
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Much Hadham Palace, about 2.7 miles south-east, is one of the historic houses in the wider area around Standon. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for Standon
Will you come out to Standon?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Standon is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two for a house, though large, tall or awkward roofs take more time. Around Standon, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand
- If it is not your property yet, arrange access through the agent

Signs you need a roof survey in Standon
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Signs worth acting on include:
- Ridge tiles that have lifted or moved
- Crumbling chimney pointing or cracked flaunching
- Water stains on rafters and ceiling joists
- Slipped, cracked or missing slates and tiles
Anyone responsible for a site like Roger De Clare First CofE School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Before booking anyone
- What insurance they carry
- Whether you get a written report with photos
- What follow-up you get after the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
