About our chimney survey in Standon
A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you are worried about spalled or crumbling bricks and damaged chimney pots and cowls, a survey will tell you what’s going on.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

Useful tips for Standon property owners
A little preparation and a few simple habits help. Our tips:
- Find out whether changes to a stack need permission
- Leave close inspection to people with safe access
- Have the flue swept and checked if you use the fire
- Remove aerials or dishes from the stack if they’re no longer needed
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
What affects the cost of chimney surveys
Not every roof costs the same to survey, for these reasons:
- The size of the roof
- Any need for thermal images or a drone flight
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
Every price we give includes VAT. Chimney survey starts from £150, including VAT. You’ll know the price for the job before you book.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Any photos you have, taken from the ground or a window
- The type of building and roof, such as pitched or flat
- Your postcode, so we can check access and travel
- Dates you are working to, such as exchange
To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a house, and more on a big or complicated roof. Around Standon, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before we arrive
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors
- Keep pets inside or away from the areas we are looking at
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

What a chimney survey looks like in Standon
Much Hadham Palace, about 2.7 miles south-east, is one of the historic houses in the wider area around Standon. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings like Roger De Clare First CofE School, large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a chimney survey in Standon
A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.
People usually book a survey when they’ve noticed one of these:
- Redundant stacks capped without ventilation
- Frost-damaged brickwork on the stack
- Damp on a chimney breast inside
- Signs that a stack is leaning
If yours is one of the older homes in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking anyone

Standon: your questions answered
How do I find out if my home in Standon is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Standon?
Yes, Standon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Our stack is shared. Can you still survey it?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
What will the report tell me?
Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
What does a chimney survey cover?
The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
What’s the best way to book?
Just ring 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
