About our gutter survey in Standon
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, valley gutters and outlets and hoppers, and common reasons people get in touch are fascia boards damaged by overflowing water and gutters that have fallen out of line.
In a small place like Standon, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Different roofs, different checks
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Local roofs in Standon
Historic houses such as Much Hadham Palace, about 2.7 miles south-east, show how far back building in the area around Standon goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Take a building like Roger De Clare First CofE School: large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a gutter survey in Standon
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.
We are often asked to look at:
- Dripping or leaking gutter joints
- Overflowing valley or parapet gutters
- Hoppers and outlets full of debris
- Gutters full of debris and silt
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Whether it’s a home or a commercial building
- The height of the building and how the roof can safely be seen
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
What we need to know
Here’s what helps us most when you get in touch:
- Any photos you have, taken from ground level or a window
- What kind of property and roof it is
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.
Questions from Standon
Do you carry out roof surveys in Standon?
Yes. We work right across London and South East England, and Standon is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
Is Standon within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What will the report tell me?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do you check valley and parapet gutters?
Yes, where it is safe to see them. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it’s applicable.
Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Why it’s worth a survey now in Standon
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Where a roof is exposed, as many are in small places like Standon, driving rain gets into any weakness, and damp in older walls is slow to dry out.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Why book with us
- Independent findings on the roof’s condition
- More than 5,000 surveys completed
- A report with photos
- Prices that include VAT
The survey, step by step
Once we have finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Around Standon, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before the survey
- Find any records of previous roof work
- Mention any parking restrictions on your street
- Make sure we can get to the back of the property
