About gutter surveys in Hertfordshire
We survey gutters and rainwater systems in Hertfordshire and right across London and South East England. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it is safe. Time on site normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. Typical surveys look at choked outlets or hopper heads and downpipes that are split or coming away, on eaves gutters, valley gutters and fascias and soffits.
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How our prices work
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Local landmarks in Watford
In Watford, that means homes and buildings near The Estcourt Arms, Watford St John's Church of England Primary School and Church of St Andrew and the streets around them. You’ll also find Cassiobury Park (0.8 miles west) and The Watford UTC (0.5 miles east). Watford has its own railway station: Watford Junction station. Other landmarks nearby include Hilfield Castle (2.8 miles east) and Charter Place (0.5 miles south). Open spaces near Watford include Harrow Weald Common.
Roofs, chimneys and gutters across Hertfordshire
Across Hertfordshire, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in Hertfordshire is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Watford: Trees in and around Cassiobury Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take an older house close to Church of St Andrew: its chimney, valleys and lead work are likely to be the parts that need attention first.
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Lead is also a target for theft.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Look out for overflows when it pours
- Do not climb a ladder to look in the gutters
- Book gutter clearing once a year, more often near trees
- Have overhanging branches cut back
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email once it’s done.
Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.
Landlords, agents and building managers across Hertfordshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or email us.
Signs you need a gutter survey
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Problems we come across often include:
- Leaves and moss blocking gutters
- Brackets that have dropped or snapped
- Choked outlets or hopper heads
- Gutters overflowing in heavy rain
Why get it checked now?
A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from ground level.
What to check before booking
- What the report includes, and whether it has photos
- What insurance they carry
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is there a chance to talk the report through?
Hertfordshire: your questions answered
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
When is the best time for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
