Gutter surveys in Frogmore: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.8 miles south-west lies High Elms Manor, a reminder of how long the area around Frogmore has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Park Street Church of England Voluntary Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.

About our gutter survey in Frogmore
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Common reasons to book are leaks at the gutter joints and gutters that have fallen out of line, across fascias and soffits, eaves gutters and outlets and hoppers.
In a small place like Frogmore, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Landlord and commercial surveys in Frogmore
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.
Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Frogmore: your questions answered
Will you come out to Frogmore?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
I let a flat near How Wood station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll explain what’s needed.

What happens on the day
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes about one to two hours for most houses, and about three to four hours for a commercial roof. Around Frogmore, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
How to prepare
- Clear the way to the loft hatch
- Tell us where we can park nearby
- For flats, make sure roof access has been agreed

Advice
Common roof problems in Frogmore
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.
Look out for signs like these:
- Valley or box gutters that overflow inside
- Rotten fascias or stained soffits
- Hoppers and outlets full of debris
- Gutters that have fallen out of line
Shop and office owners around The Maltings may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Useful tips for Frogmore property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Watch the gutters during heavy rain
- Check that downpipes are firmly fixed to the wall
- Look for green streaks or damp patches on walls
- Ask for valleys and parapet gutters to be cleared too
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
What a gutter survey does not cover
In fairness, there are limits to any roof survey:
- What’s behind fascias and inside walls
- Parts of gutters that can’t be seen safely
- Confirming asbestos in older rainwater goods
