How a gutter survey works in Sopwell

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. If you’ve noticed valley or box gutters that overflow inside and rotten fascias or stained soffits, a survey will tell you what’s going on, on parapet and box gutters, valley gutters and downpipes alike.

In a smaller place like Sopwell, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey can’t tell you

A survey is a careful look at the gutter, but it can’t do everything. Its limits include:

  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Hidden sections we cannot view safely

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Roofs we survey in Sopwell

  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof. In a smaller place like Sopwell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Note where any stains or damp appear
  • Keep pets in another room
  • Have any questions written down, so nothing gets missed

Sopwell questions

Is my home in Sopwell listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near St Albans Abbey station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or use the contact form.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Sopwell homes and their roofs

About 2.1 miles north-west lies Batchwood Hall, a reminder of how long the area around Sopwell has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Mandeville Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Verulamium Park shed leaves that can end up in nearby gutters. Shop and office owners around The Maltings may find that a dated report on the roof is useful for planning and for any lease discussions.

Why it is worth a survey now in Sopwell

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Tradespeople may need to travel further to a smaller place like Sopwell, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

  • Packages from £150, including VAT

  • Visits on any day of the week
  • Covered by professional indemnity and public liability insurance

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen
  • Roof area

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

What we need to know

You don’t need to know any roofing terms. It is enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, like pitched or flat
  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window

Booking is simple: just ring 07833 053749 or email us, tell us about the property and we will explain which survey suits. The price is agreed up front.

Different roofs, different checks

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
