About roof surveys in AL2
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are leaning or weathered chimney stacks and valley linings that have cracked or split, across ridges, hips and valleys, clay and concrete tiles and the roof space.
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across AL2: local notes
In AL2, our roof surveys work takes in owners, landlords and managing agents, in London Colney, Bricket Wood and Sopwell and well beyond. Each report sets out what was seen, with photos and recommendations.
We survey roofs across London and South East England, and AL2 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
London Colney: Living close to Highfield Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If your home is one of the older ones in the streets near Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
Leave it or get it looked at?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
What to check before booking
- Are they insured for the work?
- Which viewpoints they use to see the roof
- What exactly goes into their report
- What the survey will not cover
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Keep the report with your property records
- Take photos of any leaks as they happen
- Clear the loft hatch area before we arrive
- Mention any damp patches when you book
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Common roof problems in AL2
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
People typically book a survey after spotting something like this:
- Worn lead at chimneys and abutments
- Gaps in the roof where coverings have gone
- Valley linings that have cracked or split
- Condensation or damp timbers in the loft
How the survey changes by roof type
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.
FAQs for AL2
Is AL2 in your area?
Yes. We carry out roof surveys in AL2.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where applicable.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
