About roof surveys in WD5
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Typical surveys look at lifted, split or missing lead flashings and cracked or blistered flat roof coverings, on ridges, hips and valleys, natural slate and clay and concrete tiles.
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Prices in WD5

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Gather any paperwork for past roof work
- Let us know about past leaks
- Ask about a flat roof on an extension or garage too
- Check we can open the loft hatch
Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.
Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Landlord and commercial surveys in WD5
We survey roofs for landlords and agents as well as homeowners. A written report with photographs gives you a clear record of the roof.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Why get it checked now?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
What to check before booking
- How long they’ve been surveying roofs
- Are they insured for the work?
- When you will get the report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
What we’re asked to look at in WD5
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.
A survey makes sense if you’ve noticed:
- Blocked, sagging or leaking gutters
- Valley linings that have cracked or split
- Crumbling chimney pointing or cracked flaunching
- Loose ridge or hip tiles
WD5 questions
How long will you be at the property?
The visit usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
