Roof surveys for homes and businesses in Leavesden

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We are often asked to look into loose ridge or hip tiles and debris building up in roof valleys, across chimney stacks, ridges, hips and valleys and clay and concrete tiles.

Trees around homes in smaller places like Leavesden drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

Landlords and letting agents in Leavesden book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Flat roofs

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there frequently is around Leavesden, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Check we can get to the back of the property
  • Check the loft hatch can be reached
  • Note where any stains or damp appear

Advice

What a survey costs

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • How big the roof is
  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Roof surveys in Leavesden: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With High Elms Manor about 0.4 miles north-east, Leavesden sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Garston station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near Charter Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions from Leavesden

Will you come out to Leavesden?

We do. Villages and rural addresses get the same survey as a town house.

I let a flat near Garston station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

When to book a survey in Leavesden

Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s frequently mistaken for a leak.

A survey makes sense if you’ve noticed:

  • Condensation or damp timbers in the loft
  • Cracked or blistered flat roof coverings
  • Valley linings that have cracked or split
  • Blocked, sagging or leaking gutters

If yours is one of the older homes in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • Whether the loft is part of the inspection
  • What the survey will not cover
  • Their track record with similar roofs
