Roof survey in Garston, Hertfordshire
Need a roof survey in Garston? We can help, with a written report you can act on. Weekday and weekend visits available.
- Condensation or damp timbers in the loft
- Slipped, cracked or missing slates and tiles
- Ridge tiles that have lifted or moved
Signs you need a roof survey in Garston
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Problems we come across frequently include:
- Loose ridge or hip tiles
- Gaps in the roof where coverings have gone
- Standing water on a flat roof
- Water stains on rafters and ceiling joists
Take an older house close to Stanborough Park Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Roof survey in Garston: what you get
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. If you’ve noticed cracked or blistered flat roof coverings and gaps in the roof where coverings have gone, we can find out what’s behind it, on chimney stacks, the roof space and lead flashings alike.
Around Garston, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What a roof survey doesn’t cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What this survey covers
- Flat roofs
- Chimney stacks
- Lead flashings
- The roof space
- Ridges, hips and valleys
- Clay and concrete tiles
- Natural slate
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there frequently is around Garston, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before the survey
- For flats, check roof access has been agreed
- If you are buying, check with the agent that we can get in
- Leave side gates unlocked

What a roof survey looks like in Garston
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
High Elms Manor, about 1 mile north-west, is one of the historic houses in the wider area around Garston. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you look after a shop, office or commercial unit, for example near Charter Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Garston is about 2 miles north of Watford, in Hertfordshire. Whether the building in Garston is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Hertfordshire, large and small. There is also a page for London.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.
Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Why it is worth a survey now in Garston
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can frequently spot it sooner. In a smaller place like Garston, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Common questions in Garston
I let a flat near Garston station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How do I find out if my home in Garston is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How much is a survey?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you go up on the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
Do you cover Garston for roof surveys?
Yes. We survey roofs across London and South East England, and that includes Garston.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
