About roof surveys in WD25
We survey roofs in WD25 and across London and the South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, ring 07833 053749 or send us an email. Typical surveys look at standing water on a flat roof and water stains on rafters and ceiling joists, on lead flashings, flat roofs and the roof space.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
What you’ll pay

Landmarks near Watford
Around Watford, our work takes us to homes and buildings near The Estcourt Arms, Watford St John's Church of England Primary School and Church of St Andrew. You’ll also find Cassiobury Park (0.8 miles west) and The Watford UTC (0.5 miles east). There’s a railway station in Watford itself: Watford Junction station. Nearby you’ll also find Hilfield Castle (2.8 miles east) and Charter Place (0.5 miles south). Green spaces nearby include Harrow Weald Common.
Roof surveys across WD25: local notes
Across WD25, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
We work right across London and South East England, from the Isle of Wight to Hertfordshire, WD25 included. Visits run on weekdays and at weekends.
Watford: Homes near green spaces such as Cassiobury Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Historic houses such as High Elms Manor, about 2.6 miles north, show how far back building around Watford goes. On a period home nearby, the survey separates sound original work from tired later repairs.
For landlords and managing agents
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Faults hidden behind ceilings or boarding
- A full building survey of the property
- A structural engineer’s report
Different roofs, different checks
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Practical tips
Here are a few things we’d tell any owner:
- Mention any damp patches when you book
- Gather any paperwork for past roof work
- File the report with your home documents
- Take photos of any leaks as they happen
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Why act early?
Without a survey, you’re guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. We tell you what’s really needed.
Questions to ask before booking
- What insurance they carry
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is VAT included in the price?
- Their report turnaround times
WD25: your questions answered
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we’ll explain what’s needed.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
