Roof survey in WD99: how it works
We survey roofs in WD99 and across London and South East England. Visits run on any day of the week. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, ring 07833 053749 or send us an email. We survey lead flashings, the roof space and clay and concrete tiles, and common reasons people get in touch are condensation or damp timbers in the loft and flashings that have come away from the wall.
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Near you in Holywell
Typical jobs here are in homes near King George V Playing Fields, The Red House and St Oswald's Parish Church. You’ll also find Croxley Danes School (0.6 miles north-west) and Westfield Academy (within half a mile east). For rail, the closest station is Watford High Street station, about 1.4 miles east. Roof surveys across WD99: local notes
Older homes across WD99 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Several airports in London and the South East have flight restriction zones around them, so every drone flight in WD99 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Holywell: If you own one of the older houses in the streets near St Oswald's Parish Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Watford High Street station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What happens if roof problems are left?
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner.

How the survey changes by roof type
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.
Natural slate
Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
What this survey cannot tell you
It’s a careful look at the roof, not the whole story. Its limits include:
- A promise that the roof won’t leak in future
- What’s under the slates, tiles or felt
- Asbestos testing of any kind

Common questions in WD99
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Will you climb onto the roof?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
How much is a survey?
Our price is from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, ring 07833 053749 or use the contact form.
